At Atrij, we’ve guided clients through this journey for over 30 years. Here’s a straightforward overview of what to expect when working with us — from your first idea to the moment you step through the door of your finished home.
1. Initial Consultation
Everything starts with a conversation. We want to understand your vision, your lifestyle, and how you plan to use the space. Do you want a summer retreat or a year-round home? How important are sea views? Do you have a plot already, or do you need guidance finding one?
This meeting is also your chance to ask questions and get a feel for how we work. There’s no commitment at this stage — just an open conversation about possibilities.
2. Site Analysis & Feasibility
Before we sketch a single line, we study the land. Orientation, topography, access, vegetation, views, local regulations, all of this shapes what’s possible. In coastal Croatia, zoning laws and protected areas add another layer of complexity.
We’ll let you know early on what can realistically be built, what permits you’ll need, and roughly how long the approval process takes.
3. Concept Design
This is where ideas take shape. Based on our conversations and site analysis, we develop initial design concepts, exploring different layouts, forms, and spatial arrangements.
You’ll see sketches, floor plans, and 3D visualisations that help you imagine the space. We refine these together through feedback until the direction feels right.
4. Detailed Design & Documentation
Once the concept is approved, we move into technical development. This phase produces the detailed drawings and specifications needed for permits and construction — structural plans, materials, electrical layouts, and more.
It’s precise work that ensures your project can be built exactly as envisioned, without surprises on site.
5. Permits & Approvals
We handle the submission process and coordinate with local authorities on your behalf. In Croatia, this can take anywhere from a few months to longer, depending on location and project complexity.
We keep you informed throughout and manage any revisions required by the authorities.

6. Construction Oversight
With permits in hand, building begins. Our role shifts to supervision — visiting the site regularly, reviewing progress, answering contractor questions, and ensuring the design is executed correctly.
This phase is where details matter most. We’re there to protect the integrity of your project from foundation to finishing.
7. Completion & Handover
The final walkthrough. We inspect everything together, address any remaining details, and hand over a home that’s ready to live in.

Every Project Is Different
Timelines vary depending on scale, location, and complexity. A villa might take 18–24 months from first meeting to move-in. A renovation could be faster. We’ll give you a realistic schedule early on and keep communication open at every stage.
